New sub development question
Somewhat of a unique situation. The land in question was part of a development that the original owner died before completing. It’s approx 100 acres and is in the North Texas area.
It’s already been platted and zoned and just got recent engineering reports. I knew it was partially in a flood plane however with the engineering reports it’s going to require much more fill dirt than anticipated.
It’s going to cost almost as much for the fill/dirty work as the cost of the land (which is probably why the original developer didn’t finish the development)
We are home builders but have thought about bringing in other builders as well, just don’t want it to be a hodge podge of different designs.

Not clear on what your question is but if you're asking how to control the continuity of design aesthetics with multiple builders in the same communtiy then as the developer you would set the architectural design and review process. You would be the one to approve any home plans and design. You can specify as many elements as you want including colors and materials.
