Seems like a good area given U of R is around.

West side has it's tough neighborhoods, but you can cash flow. also, you should brush up on the Chicago LTO to make sure u are compliant (or if renting in the city is even worth it, some guys skip Chicago all together and go into the suburbs...

I would like to know my fellow CRE investors of what u think.

I say do it without them included cause it might not meet appraisal, then u can purchase it after the fact and get the benefits of the new Trump tax stuff ... 

As Account Closed says, maybe the best for u is looking into Isla Verde for a vacation rental if u want turn key.
