My Investor clients are doing well here.Besides the better than average cap rate, Kansas City is growing and has reasonable property management rates.  

On a 5% cap building, every extra dollar of NOI equals $20 in value, so you should squeeze out as much as you possible can.

I've owned for a decade already and it's so much better than a STR and right now, the CAP rates are high, i.e. 8%.

Since you alluded to the fact the property is a lower priced property, its even more important to complete an inspection moving forward with similar purchases because its more difficult to absorb this cap ex repair.

All roof vents are capped so that’s highly unlikely.

A unit that dies fast is 15 years. 80% of repairs are caps for $250, 15% are $500-$750 motor/compressor/etc.
