@Ali L. actually, in our experience, the problem is investors buying Class C & D rentals expecting Class A results.

How to directly speak with Seller (or add the commission of the Seller's agent into my capital outlay to get the deal OR trust that the agent will even bring it to the seller for consideration).c.

The others category of investors who succeed are those who identify real estate that can emerge from C/D neighborhood status and use the voucher recipient tenants as the lesser of two evils until the neighborhood can attract better quality tenants.

So, your location is likely to be a C area.

There were a few other things I believe which are destroyed including carpet which was newly installed a week before she moved in, but b/c it is 7 years, I can't do anything about it from what I read on this forum and other people asking these questions.
