In short, no matter which paint you use, developing a Zen countenance with speed and precision, using quality tools (and matching the right ones to the job) and planning on doing two coats unless you're just refreshing  the colour (tinting a primer for one of those coats can be very multi-functional, saving you from spot priming as well as saving you money) is probably your best goal for d.i.y. success.

New cabinets granite counters are on order, hall bath and master bath are completely gutted and full remodels with relocating the washer/dryer out of the bathroom allowing us to expand the master shower, more pics to be coming soon.....House #2 ( Riverside home)This project will be a very fun project to track on BP as I have teamed up with a fellow BP member from all the way across the country in California that I met through the forums here.

(Sometimes a city's master plan will identify "lots" on paper that never actually become lots.)All of the comments are correct, I'm just pointing out that an actionable answer is not possible without the additional information of knowing whether her Replacement Property was one property or four properties, and how the financing was structured.
