Personally, I would work with a smaller brokerage or broker that either focuses on investments and or is more flexible with what you wish to do.

My question is I have a tenant that was given proper notice (120 days) that her was expiring at the end of June 2021; if she wished to renew her lease, there will be a rent increase ($50).The tenant responded and asked if she could have until the end May 2021 to give us her decision.

So don't really need to assign it (but you can have the seller sign a lease assignment form if you wish) Typically the seller gives the buyer a credit or just gives the buyer a check for the deposits, whichever way works fine.
