The property you mentioned could have been a headache as you would have to bring the garage to code, and I believe it is more cost effective to buy a property with a garage (detached or attached) and convert from scratch.Each city has its own ordinance regarding ADU's however they must comply with the newly passed state law (AB-68).

every city ( or most cities) have their A B C quality units.. or D and F.if you buy CDF you better live there and understand what your getting into.. you should go look at @James Wachob C D projects they know what they are doing.to make those high cap rates work the properties are surrounded by fencing... there is security.. no single males allowed on the property..

These neighborhoods tend to below market value values compared to A/B type neighborhoods.For extreme example, Beverly Hills is A type neighborhood that would not likely have any Section 8 tenants due to high rents or just plain high price for any renters.

I've come across one that is 10% CAP rate, but its B class and one of the major leases expires in less than 12 months.A 10% cap rate on a B class property in the Houston metro area for commercial property is a good deal.
