@Fatima Champagne , something missing from this discussion is the slightly negative connotations of an FHA loan.If you find yourself in a multiple offer situation and your FHA loan is up against a conventional loan and a cash offer, your offer may look less appealing.

You'll be blown away when you see what a nice looking house you actually have and the resulting curb appeal, when you put it back as it was designed.

@Seth Marcus When you say neighborhood characteristics, are you talking about actual neighborhoods or more about which area/suburb/city that would appeal to your type of investing?

Once I have a lead inspector who has a hundred passes under their belt I will walk them through the visual inspection and prepare for wipes. 

Cracks in concrete/grout can be filled / cleaned up to increase curb appeal.

I have extensive experience in visualizing how to add value above and beyond simple remodeling to an existing property through research, design, planning, and 3d visualization, then implementing those changes through management of the process.

In todays market, ther are to many landlords offering great looking homes for a tenant to settle on a outdated home with zero curb appeal.

From the visual eye (obviously have not had any inspectors to look at the home yet) there is holes in every room through the drywall, and the back door looks to be broken into.

The idea of business tenants over consumer type tenants appeals to me.  

The eight homeowners may very well visualize the same opportunity.
