What about vacation rentals in seasonal areas.

I usually avoid inventory during the fall months due to holidays, vacationing, etc.

I will be on a cruise from Friday to Monday, so hopefully you will not choose any of those days.

The land is what determines "location" and will determine the majority of property value appreciation.Think of it this way... a 2/1 house on a quarter acre lot in the mid-west will be priced EXTREMELY lower than the same property sitting on the same size parcel of land near a popular vacation destination, such as San Diego.

Admittedly, they're moving from other parts of town, but the parts being vacated are near downtown, and properties there are already in high demand.Like Mike says, we saw a lot of people getting out of rentals and into houses.
