Reasons for this were conflicts on what was really covered, additional costs or items not covered (replacing a furnace but supposedly additional $1,000 in work not covered), slow response and slower action, and a disagreement on what the right corrective action should be (an AC unit 25 years old where the warranty contractor was trying to clean and say was fine no other problems).

My other question is with REOs...when a bank is forcing you to use their title company and thus moving some items to exceptions in section B do you just accept the risk since you are getting a Special Warranty Deed anyway OR can you opt to pay for additional coverage so that there are no exceptions while still using the bank's title company OR close with the bank's title company with exceptions but have your own title company run a title search and make sure that the exceptions can be cured after closing OR insist that the bank give you clear title with no exceptions and that they cure any issues using their title company?

It actually doesn't include your prepaid items such as daily interest, and tax and insurance impounds. keep that in mind if you are creating an escrow account to pay your taxes and insurance within your monthly payment.

unwanted or evicted tenants are sort of " abandoned pets"I will gladly help an abandoned kitten find a good home, but I'm drawing the line with evicted tenants.
