From what I've always seen, kitchens are what will rent or sell a house, followed by the master bath.I'm not saying to make this rental into a showcase, but there are lots of tricks you can do inexpensively to make it shine....

Trick is there aren't many HUD foreclosures any more and may not be any in the area you want to live. 

And that will be the trick to keep the demand and strength of the dollar from falling and the Fed will see to that, however, another aspect is that if we continue, as you mentioned, we will be writing interest checks in a couple years at one Trillion dollars.

If you want to sell the note there are buyers all over the internet, buyers are not hard to find.The trick is knowing what you're buying and getting a good price, that's the rocket science.Anyone can buy a note from a broker at some yield, you can buy any part of a note from some, you could purchase 2 years worth of payments of a 10 year note, what ever, cut it up as you like.You can approach notes like making a deposit on a CD, you could receive just a balloon payment in 3 years, whatever.

I am thinking new flooring and paint and some minor upgrades to the kitchen should do the trick.

Is there a trick I am missing?  

Taking a couple months of intensive researching can do the trick to start investing.

The trick is to get a good look that is durable but not the most expensive.
