If you do decide to sell this property do not use your VA loan first, if it's an MF you should start with an FHA loan, then transition into a VA on the next property.

Door #3 would make me a bit nervous with COVID, I think now wouldn't be a great time to jump into commercial office space (this is just my opinion) since a lot of employers are transitioning to remote work, but it would depend on the size of office space you're looking to buy.

Example 2:  the entryway had linoleum before transitioning to vinyl plank flooring. 

These are all 1 BR units (higher transition), the 2 BR units that sold recently are getting around $600/month.
