I have several great working relationships with landlords and work on their primary homes as well, and actually got into REI after talking about it with them.But before you pour your heart and soul (and $$) int building a business up to where you dream it can be, identify that client base and make sure they're really there to support it.

Another suggestion is for you to join a REI group and/or your State LL Association there you can network, get forms, leases and all the legal support to be a confident and an effective PM.

This was a great value add opportunity. 1BR rents were averaging $734 but the market supports $875-$900. 2BR rents were averaging $848 but the market supports $1100-$1200.

If your state allows you to utilize the deposits in that way and you have the required documents to support it, then you should be able to submit those to the title company.
