Thanks the area isn't really much of a "hot spot", but the numbers work, and it isn't in bad shape at all.

I think it's been at least a few months since the BBQ place shut down.Your second question is spot on, and is the root of the reason for my post.

ok, so I was driving through a neighborhood I kind of like a couple of days ago and spotted something interesting...

I think the time estimate should be pretty spot on with things. 

I do agree there are some hot areas of HOUSTON  no doubt, but there are other areas that I have investors buying as much as they can because people are out bidding each other in one spot and taking their eye off the proverbial ball.You make money I feel 5 ways in real estate (as a disclaimer I have messed up personally buying wrong in each of these categories at one point in my investing career):-)...1.

Either I've found the sweet spot or I'm missing something that everybody else knows.
