There's too much risk for returns that low.Said another way, the majority of people investing locally would gladly borrow your $75k and pay you back with a house in 30 years because they know they can get higher returns with your money and keep the difference.As others have pointed out, general wisdom says you're better off doing straight up buy and hold by looking at duplexes / tri / quad, as a starting point.
