Whats to stop a developer/sponsor from selling the property to himself or another entity controlled by him, at a loss or at break even price?

Also, should I stop using this Realtor?

So I stopped took pictures wrote down the address with a few notes next to it.

We would need to fund the venture, however, I'm not sure how it would be classified.

Does a house stop being an invesfment because there's a vacancy?

I'm looking to network with lead investors in multi-family ventures in and around the DFW area.

And inexpensive investments you can make- notes or joint ventures.  

Your best bet right now it to stop researching and start taking a few actions to get yourself surrounded by smart mentors or experienced investors who are willing to be a sounding board as you get started.  

No mortgage payments due - If the tenant stops paying rent, or if the property sits vacant for a month or two (it likely will happen), then you're not still shelling out those mortgage payments every month.
