Peeling paint, ripped screens, bad roof, broken windows, damaged siding, wood rot, chimney falling down, etc. are all things (and more) that they will cite you on.Personally, actually living in Milwaukee, I prefer rental properties to be held to a standard of decency because I don't want rentals dragging down the neighborhood.

At $60k-$90k this would be a solid buy, good equity, good rent at that price, if I were going to purchase it that's about where I would be without seeing it.

She is demanding a refund of $13K for damages and she accusing me of not disclosing the termite problems.I had no idea that my house had termites problems and I never noticed any damage in any of the wood structures in the house.

Most roofers would not (or should not) install that many layers for several reasons: voided shingle warranty, accelerated shingle deterioration because of the layers underneath, and constant callbacks for nails backing out of the shingles due to the nails being too short to grab wood roof deck under all the shingles.
