If so, when looking and bidding out to subcontractors it would be smart to combine all the units rehab costs into one price from each sub and not separately because you can save a lot of money by offering 6 projects in bulk to them.

A contractor that doesnt get a deposit is basically loaning the customer money at 0 % interest . ( not too smart on the contractors end )Landlords do background checks on tenants , a smart contractor does background checks on the customer .

They just don't have the expertise and in my opinion, technology is unlikely to overcome that problem any time soon.For example, I lived in Scituate MA for over 30 years.
