I don’t have the contract or the warranty documents from seller unfortunately.

As of right now, the seller has accepted my offer and my realtor is drawing up the contract.

If you can locate a property, put it under contract, and show him a plan with numbers on why it makes sense then he might be more willing to consider rental properties.

Tips if your seller mentions “cap rate” etc—- they may be too smart lol... and I only make offers subject to me being able to make the offer directly to the seller!

When I get my contract notarized does the seller need to be with me and who do i give the “consideration (downpayment) money too ?
