We found someone to complete the BPO's for us!

Anyway, we were wondering if there was a way to gain occupancy (to start moving our stuff and make minor repairs) so that our schedule isn't completely ruined.

I'll be going for my Real Estate Sales Associate exam just as soon as my background check is complete (working to get the occupation changed to reflect that).

If you negotiate a good enough deal that pays you then complete the transaction with the investor to buy the house you have under contract.

The apartments have been completely redone and are ready to rent.

Looking at another that needs complete rehab & street is a mess; vacant lot next door & two vacant house across the street. 

Once you have completed 2 real estate transactions successfully, I would apply for a acquisition and rehab line of credit.
