Hello everyone, I know it's an incredibly simple question, but I really want to corroborate with more seasoned wholesalers how to determine if I am asking for too little or too much when wholesaling a property.

It's a simple debt to income ratio thing.

While I was offered a position as a simple cinderella investor (I funded most of the rehab and holding costs), I wanted to be as involved as possible.

The “contract” we bought was hand written on a yellow pad piece of paper and signed by both parties.

We are looking to wholesale for our first deal, and I’m trying to find a professional yet simple contract (state of CA) for the seller and for the assignment.  

A simple answer is "don't sell unless you need to".

Plain & simple.

It is not a simple way to do though....
