So if both just keep their mouths shut and ask them to sign the topa forms with a mobile notary, its usually smooth sailing.Conversly, multiple times Ive come to a property that the deal fell apart because of TOPA, and we can get a better deal on it with the seller willing to take less to get a firm commitment that we will close.

I would really like to thank @Melanie Arroyo for making the lending process smooth.

Of course we hope and plan for everything to run smoothly, but every now and then someone wants to exercise their option and this keeps you from paying for more than one appraisal.

Now I just have to navigate the minor rehab and filling it with a tenant - should be smooth sailing from here :)

With cash and a high non-refundable deposit the seller one way or another is getting money 100%.When sellers go in and out of contract along with buyers everyone can get what we call in the business " deal fatigue ".You want the buyers and sellers to have as smooth as process as possible so that it is a pleasant experience and they keep buying and selling.

That is my idea, if everything runs as smooth as I'd hope, getting 10-20 of these over the next few years would be awesome.
