How about give us some more information about yourself, what goals you're wanting to achieve in the short-term (< 5 years), what resources you have at your disposal, and what it is you're hoping to accomplish ultimately by being a real estate investor (10+ years)? 

She said she was going to work 6 hours which is 2 hours short of a full day, and she wasn't going to get paid for working the time, because supervisors aren't paid overtime.

 (3year amortize short loan. )Can you guys think of any other due diligence am missing. thank you in advance for your input. by the way the property is free and clear and has plenty of safety in the price of the property vs my loan.  

There are agents selling properties (typically interpreted as a residential transaction) with the short term rental business attached (typically a commercial transaction).

Otherwise, there are so many ways to slice the real estate pie that it's just too easy to get distracted by next thing (short sales, lease options, pre-foreclosure, etc.)As far as connecting with other investors, you can do so here on BP of course, and you can also check out local groups such as Black Diamond REI in Massachusetts or RIREIG in Rhode Island.Also check out the BP Ultimate Beginners Guide especially the sections on networking, finding mentors, etc.

We are currently working on our short term/ long term goals and on a business plan.

If it is fairly short term then maybe 8-10%?
