I have a question, I've been doing direct mail, postcards and spent so much money, over $10k...

Just offer to do anything that might help, door knocking, helping with direct mail, etc. 

The seller should consider how the asset is currently performing, rather than solely focusing on the pro-forma. also be careful of flood zones and be aware that if you are buying in Hoquiam, landlord are charged water from the city directly and you have to absorb or bill back tenants, which can be a pain.

I figure some type of finance accompanies REI however I’m just cautious as who and where I put my money.. any meaningful directions would be greatly appreciated
