I have googled and found several online, but nothing with actual reviews from users/investors.

We did a 1031 exchange around the middle of 2017 where we sold one property in Phoenix and bought several in the midwest, everything closed in 2017.We did the exchange in a trust and want to move the property to an LLC we own.  

That could easily take several months.

I own properties under several LLCs but all of my leases are written under my management LLC.

Had several scam Craigslist listings and many places have waitlists, so I wanted to reach out here as well.  

I have tried several banks including those that claim they specialize in “creative financing”

And if you didn't have someone you could trust to do the management in either place you probably still would have lost money.So, if I were you, I would pick several markets with good job and population growth and begin to research them and talk to the realtors and property managers in the area.One of them will likely reveal itself to you to be the right place for you.But definitely don't listen to a bunch of yahoos online :)

I found the BP podcasts on YouTube looking for information on real estate investing and since I heard the first podcast I am “addicted”, listening to several shows a week.

So in my opinion, if I can’t predict the timing or the severity of market corrections, the next best thing would be to hedge for them.  

This is not to say I have not bought vacant as I have on several occasions but it has to be a strategic purpose (ie I have a contractor on area who will buy it from me and we have a ballpark price already determined).
