You can also set up a separate LLC to serve as the beneficiary and add a level of anonymity and protection.You can take title at closing in the land trust (if you have title company who is investor friendly).Or, land trusts also allow you to get the loan and property in your name and grant it into the trust after closing.

Makes it easy to send documents to clients...As a CRM, we use 'Seize the market'- it organizes all of our leads, syncs to google calendar and even has a dialer feature which is super convenient.

I used to do triple this amount of rehabs for my REO clients with only a 4-5 person team and the same field contractors.The answer is making the field contractors 100% responsible for everything instead of hiring dozens in your office.
