One thing that we had was a bug book or record book of each unit that was treated and what the bug guy found.I would take this to court with me if I had a eviction action so I could prove if the tenant ever brought this up as reason for non-payment, and had proof if we treated and when.

A listing agreement to lease the property has nothing to do with selling the property other than the leasing agreement has to continue until it expires or both parties agree to cancel it.Negotiating a lease option would typically require the payment of commission that was due for the lease action, not the purchase action
