Exit plan is VA refinance, but I'm not unwilling to sell to satisfy all parties if necessary.

Is there any way to avoid capital gains on selling company stock?

This has me wondering that perhaps it isn't always about the specific city you choose but more so the experience you build, market, and sell.

If the cost exceeds the benefit, that must be revealed, and just like buying and selling a home, most of the players are incentivized to keep the product moving, not to do your own due diligence. 

I do think we're going to have a rough market for a while until property sellers realize they can't sell at the astronomical prices they have for the past few years.

Much owner financed real estate is done to either sell property that won’t qualify for financing or to sell for a higher price to someone who wouldn’t qualify for financing.  

You have the rights to sell the property, and the remaining profit will be waived. 

There are a lot more condos coming on the market now: a lot of people are looking to sell after the strong appreciation in the past few years and there are thousands of new units being added by new development projects that are now being completed.
