Single-family residence other investment.

Purchase price: $269,000
Sale price: $620,000

This house has been professionally remodeled with some impressive updates. Boasting majestic 10' ceilings, the main floor has an open layout, a private fenced in yard, and features a first-floor primary bedroom with private en suite bathroom. This design of this house mixes contemporary charm while maintaining the integrity of its original beauty. This house has a lot of history, being one of the first farm houses in the area.

What made you interested in investing in this type of deal?

My friend hired us to be the general contractor.

How did you add value to the deal?

New roof and gutters. New windows. New permitted breaker panel. New wiring. New custom kitchen cabinets. New granite countertops with waterfall island. New 12 ft. tile shower. New permitted HVAC. New permitted water heaters. New exterior paint. New permitted plumbing. New fixtures. Refinished hardwood floors.

What was the outcome?

House is pending now. My friends are thrilled to sell.

Coordinating multiple crews on same job site and dealing with their conflict and backbiting.
