The only work done on the basement was dry locking the exterior/basement walls and removing water damaged stucco - no repairs to the gutters or adding a drainage system/sump pump like several of the contractors suggested.

@Daniel Walton to truly replace the knob and tube you will need to get into all walls and basically get down to studs.

There are holes in wall, floors partially removed, plumbing unfinished, foundation issues along with other remodeling work.  

I know I wouldn't want to live in C/D areas with C/D class tenants sharing walls with me.

If they are just throwing sh*t against the wall hoping something sticks they won't do it nor will they if they purposely over offered hoping to go back and get you to take less after a couple weeks and you will just be like "f*ck it I just want to sell" and will take a bigger hit.The more you tell us the more I am convinced these guys are not going to perform on this contract as it stands right now.
