Selling HML notes (or correspondent lending) resolves capital limitation and can increase your lending box.

As an example, when I have had a conflict arise, I can usually upgrade a guests to a nicer house for free to resolve any issues- no ding to my rating.I think the question is different. 

We signed an agreement returning the estate in lieu of criminal charges and civil suit but we've had several delays with the court trying to clarify bank, insurance and other accounts.Several months ago, after waiting for this to be resolved, I decided to house-hack and just do the remodel myself, financed with my credit cards.

I agree with @Anthony Dooley, you work for the owner - you can only advise, it is not your issue to resolve.

It sounds like you have an existing closet which would resolve most of that. 3500 would be with you providing fixtures.

Success in any business endeavor can and does provide us with opportunity to grow as people and not only to represent our industry as a way of building wealth and planning for the future but as a way of taking responsibility in fulfilling the needs of others and resolving financial issues within an organized society. 

I do not think that banks will lose, since the governement will be there to cover the "loses".What is important is that something be done now and drastic to revamp the real estate market, slow down foreclosures to an acceptable level, ease lending requirements so new buyers/investors have an incentive to buy again.Something must be done to protect the jobs of Americans to ensure that they income is not lost and confidence level starts to increase once again.We as a nation must have the confidence in our resolve to survive this recession.

Even in a region such as ours, where electric heating is cost compatible with gas and oil, it is not a recipe for long term stability.
