Anyone have advice on general rules of thumb or ways to estimate operating cost for a short term rental new construction?

For those who have a hot tub for your rental, may I ask how much you schedule maintenance and how much you pay for that maintenance?

After all, with rentals the name is always subject to change. 

They stated due to regulatory changes in IL, they can no longer provide those reports for rental applications.Does this mean I no longer can do a background check in IL or is there a work around with possibly another service I can use?

First, you’re talking rentals not primary howm right?

I own (1) primary residence and (3) rental properties.  

We’ve never rented it so it cannot be claimed as a rental in the sale.
