I bet though if you came in Nun pro tunc or however you say or pronounce that.. you could overbid.We had that happen to us in CA. but it was on a 250 lot subdivision and some pretty heavy hitters all vying for it.. but we were in escrow had worked it.. getting ready for final court approval and this other company shows up with there legal team and blewey the deal is fubared we ended up with it. and of course this was 1987 so I am a little fuzzy on it.. but it reminded me of that event as it was to tramatic for us...

I probably wouldn't do the gift card thing but if they were good tenants throughout the term of the lease, well then when it cam time to raise rents I would either leave their rent as is or slightly increase it while also reminding them that you really appreciate them as tenants and this is your way of showing gratitude.

You can send and receive reminders to tenants about payments in advance, late payments, partial payments, you get email confirmation when a payment is made, you can set up auto-debit, send Thank You notes, etc.It's not free.
