Set specific qualifying criteria for them so that you get the cream of the crop; graduate students, medical students (not just pre-med, but in the med school), law students (again, not pre-law) - these are the students moving toward a bigger payday ahead of them, and they spend more effort on studies than the partying.

So long as you have a compelling offer like a free book or a 7 part course or something.Building an effective squeeze page takes a lot of studying and work, and after it’s done you will need to figure out how to get visitors there as positioning a squeeze page in the engines is very difficult.

One is currently accepted but is foreclosed and still has a tenant from hell squatting in it, he won't allow anyone in the property's first two floors and wants $7k cash for keys and a showing haha By now, from your readings and studies, you should realize that it does not matter what he wants.

There's also a HUGE study by one member of a large number of properties (mostly apartments) over multiple years that bears out this number.Even though your HOA is theoretically covering some of the expenses you would pay yourself on a SFR, its still entirely possible to have a big expense and have an assessment.
