@Jake Baker There are less HELOC products available for investment properties than there are for owner occupied...but plenty of options to get the job done!

Every real Estate brokerage house will display this or Mortgage shop or car salesmen etc.. those are your top producers.. 1 out of 10 is generally the top dog As an investor not so much you just need a good job so you can actually qualify these days for non owner occ loans..

The previous owner did backyard  pavers without a weed barrier underneath in the backyard.

is that also a guestimate of thats what the owner is asking before it goes to Foreclosure ?
