Steve, sounds like you are on the right path as you have a pain point of your 9-5 not being fulfilling.

Permits and inspections are a pain and I hated every single one of them when I first started but you learn they're necessary.

Usually a pain, even more so from a distance.

I believe that if you buy a stabilized asset now, it will be a painful situation in a couple of years.

Sellers of commercial properties are much more likely to require a signed purchase agreement before going to the pain of having a possible tire-kicker marching around three units and disturbing tenants.
