@Melody E BergloffI'm sure you're aware Melody that self-promotion and advertising outside of the BP Marketplace is against BP Community Rules & Regs.Perhaps you could post your thoughts on what CPAs might be able to help directly on this thread so everything is above board and also here for future readers

What i mean is do you just put up an item for sale and have people contact you, put a link to your airbnb page in the ad, or do you have a page created for your STR that you promote?

I'm on day one of my promoted ads, have spent a few hours a day building my page and crushing DM's for 7 leads. 

For Investors the Cash on Cash returns will take hit but as long as the sponsor does not run into default issues or pressure to sell the property the overall returns should not take that big of hit if any.On top of everything else you have groups promoting things like this and posting them all over apartments.

Its hard to explain it all over a post - but if you have a tightknit team you would never have to waste your time 1.Finding a buyer 2.promoting it all over the place, then essentially losing negotiating leverage when no one bites. 

It's kept separate from our management and carried interest/ promote, legally and from an accounting standpoint.  

Then 3 years later had a job promotion in new location and again got a loan on a new house and then had 2 rentals (one paid off.
