No use in spending money on them to get a fine and them taken away if they are prohibited in your area.Also, for the numbers that you can't reach, have you considered door-knocking?

And recorders data has to be abstracted from document images - so it is prohibitively expensive to "just go get from the county for free" unless your time to go look at the documents, and enter the data, is worth nothing.

Texas has no laws prohibiting people from contacting owners in foreclosure.Having worked the pre-forclosure list, a curious phenomenon appeared: Most sellers didn't contact me until ~10 a.m. the Thursday before foreclosure Tuesday. 

At BiggerPockets, we prefer not even to get close to that, and prohibit the referral to offsite content by affiliated parties - as that is often used as a sales funnel.

Don't try a net listing, too many liabilities, don't know that it's legal in FL, and your broker likely prohibits them anyway.
