@Jeff Brown The pool guys drained the pool and started pressure washing today.

I've been reading up on BP and otherwise and understand the need to get things like their existing leases along with as much information as possible about them in order to best gauge how to proceed and if the deal is even worth it to start in that regard. 

And have no water pressure anywhere else.

And if you don't discharge the house water, and nothing leaks, there's no pressure differential when you turn the meter cut-off on and off. 

Because they will get defensive if they feel you are pressuring them.

I’m feeling pressure to get it back on the market ASAP because the uncertainty of America right now.

This is not due to manager pressure or anything - just my personal feeling). 

The multiple water leaks and signs of structural issues are also concerning.I always ask the listing agent for the age of the roof & mechanicals upfront and if possible view the roof from the ground to gauge condition so there aren't any surprises.

Find yours and use that as your gauge.
