When we were considering buying a STR in the college town (in VA) where our Alma Mater is located, most of the available STRs being advertised on VRBO/Airbnb were 1 or 2 BR bungalows common in the area.We ended up purchasing a 4 BR/2 BA house because of its very close proximity to the University campus.

I like Section 8 because while you have to pass inspections to be put on the list and stay on there, the housing authority basically does your advertising for you.

I will definitely lean more on the MLS than Zillow when making calculations.Use Rentometer.com but realize that is typically only advertised rentals, not "all" rentals.

if you have a qualified app, but barely, require additional security deposit. set up your requirements and follow them. one thing I do is when advertising a property, I never pick up the phone, but I text or email the initial contact with a list of my requirements. that will weed out the tire kickers. if you talk on the phone, it is difficult to remember all your requirements.
