They don't sell you so much on their service or training, no you just see how easy it is to use their service and you end up with 20 different recurring charges for all these tools or services that hopefully work.

Not specifically but new construction is almost never the way to go, I don't know about Central CA but here in southern CA Mello Roos and increased property tax rates became really popular with new construction so where something built in 1990 would have a tax rate of 1.1% something built in 2015 could be 2.1%.

The buyers entered the property (without permission) and made major modifications to the house(before closing) ie. taking down walls, doors, stealing tools from the garage.

If you take the self-management approach, there are definitely some tools that can help with managing things moving forward but my natural assumption is that no matter how easy the on-boarding is, tenants will probably still want some sort of hand-holding through that change management process.
