I'd agree you can probably get a new tenant by 12/1, so I would just give them money back, put your ads back up and take a new tenant rather than fight this battle.You certainly should not lose two months to an eviction, though.

They had contacted us all by mail & as it was city employees doing the work it was going to take several months just for our little street.Our House was built in 1942 & we were constantly fighting tree roots that had infiltrated the old clay pipes so it was a necessity but the quote was $5000 for maybe 30 ft so while we were thinking about it a city employee drove his heavy equipment over both my & my neighbors lawns sinking in enough to completely rupture & destroy our old lines.

You can use private systems as mentioned but like was said the tenants fight on the bills claiming it is not correct and the meter is not working properly or that the distribution of the water bill isn't equal to what they are using.This is why just for me based on past experience if I ever bought a large apartment again it has to be all utility separate from the utility company.

I am under the impression that if the exit strategies say someone unhappy or wanting out for any reason can be bought out ; that is what will take place and the person wanting out will not have the option of taking half the properties if they choose.We aren't fighting but just want clarification: who is right ?

Now I close investment purchases all of the time without a second thought.I will have to agree with others on this thread the most courageous I have been was when I got my *** kicked in real estate investing but had the courage to continue on, fight back. it is not easy.
