I'm not necessarily expecting someone to outline a strategy in detail, but to be pointed in the right direction in terms of what to further research and learn would be great.

When a client asks for me a rehab budget I outline in the paperwork the cost of the permit and they usually opt out of it.

. - Fully redesigns, stages and works with realtor to list the house- Provides investor with a detailed summary of all costs before signing the deal, provides investor with weekly or monthly updates (however often is requested) on costs breakdown and timeline management for the project- Provides investor with fully notarized written and signed agreement outlining all the details regarding transaction between both parties- Timeline goal: 60-90 days renovation and re-listing of property from closing date.

It outlines the price you're offering as well as general terms and time-frames.

That's not terribly likely they do that.As for the other question, you walk when you can't get the numbers you've outlined for yourself. 

If you have an experienced agent and if what you just outlined is accurate they will be able to get you out of the deal if that is what you want.From what I see you went from in your mind buying a performing property to buying a rehab project that is not performing.  

So for me and my design-build company I have three basic notebooks:Consultation- where I outline the proper way to answer the phone all the way to signing a contractProduction:-pre construction checklist all the way to our project management system (trello) and how to be in constant communication with the owner.Marketing:- how I generate and track all leads and lead gen systemsAnd I'm about to add several more.
