I understand local to be a good place to start since you can keep and eye on the property and can act quicker if something were to go wrong, but am also aware that it limits the search for good buys to just one area.

There's just far too many variables that can flat out, be deal killers.I'd still always reccomend the "eyes on" approach.

Decide which entry you want to look the snazziest and use full tiles wherever the eye can see.

They are university students who seem happiest about the fact that fiber-optic internet service is included, my basement laundry machines aren't coin-operated, and that I agreed not to show the apartment to new applicants in the last month of the lease when they're taking their finals.My advice is to get into as many apartments and homes on offer in the area and actually look at what's available before you set a price for your rental property.

But I do think having something eye catching pays larger dividends in STRs where you need to grab attention mid scroll on Airbnb.  

It's a great business but you must go into it with your eyes wide open.

I'll still keep an eye out around here but it seems like there might be better opportunities elsewhere.

It may not be a big deal to some but, when neighbors begin to comment or come to you about eye sore..that could be annoying.
