I understand local to be a good place to start since you can keep and eye on the property and can act quicker if something were to go wrong, but am also aware that it limits the search for good buys to just one area.

They are university students who seem happiest about the fact that fiber-optic internet service is included, my basement laundry machines aren't coin-operated, and that I agreed not to show the apartment to new applicants in the last month of the lease when they're taking their finals.My advice is to get into as many apartments and homes on offer in the area and actually look at what's available before you set a price for your rental property.
