All that said, does anyone have any experience with obtaining larger loans on these types of properties and a good way to find a lender to build a relationship with aside from the bank I do my other business with. 

I have roughly 90-100k in equity and the lender is saying it won’t be possible to obtain a line of credit on a non owner-occupied residence.

As a Florida Mortgage Broker who has worked the Realtor Rebate Savings for some time, if a borrower comes to me directly from my website, real estate magazine ad or referred by a prior client, why would I not try to help them obtain such a MASSIVE savings?

I just had to sell a house slightly below the appraisal price due to bad info obtained by my agent.  

And that's just some of the planning stage.I won't even get into the 25 or 30 different permits you'll be required to obtain, their costs and their impact on your budget.Now think about the Federal regulations that are in place from Wetlands to Flood Plain Issues to Storm Water Management to National Pollutant Discharge Elimination Systems to Erosion Control during the construction/development phases.

I would just set my rules for accepting dogs, including a blurb -  all dogs, no matter which breed, must obtain their AKC CGC designation within X timeframe.  

It has totally changed my thinking from being rich quick to actually being able to obtain wealth over a longer period of time.I hope to in the near future purchase my first buy & hold...I think once I accomplish that I will really gain the confidence to continue.

We "screen" by obtaining their Rent up front, and gather ALL their info, copies of Driver's license, employment, emails, etc.  

Professional advice is worth obtaining in any eventuality.
