I know you said it was a "legitimate" excuse, but...When I find my DFW veterans (and mentors) I hope they are as nice and patient as you.

At first glance it seems to be the obvious choice for buy and hold, but I've also seen some people on here say that there are opportunities in SoCal for the patient investor.

So, if you're patient, you may find that you can pick this property up for LESS than what you've currently bid...though of course that comes with the risk of losing it to someone else in the meantime.Good luck!

Be patient and keep solving problems, before you know it, it will be a reliable asset for you hopefully. 

In this line of work (real estate investing) it takes time, patients and money.

It may take years before you find the right deal but eventually you will be buying 4-5 deals a month like myself or 10-20 deals like some folks I know that I aspire to be like. be patient grasshopper.Good Luck

My wife and her have a brief exchange and she states how "patient" she was with us about a leaking pipe that we had called a plumber several weeks back to fix.  

You'll be able to tell when a good deal comes.Be patient and be ready to jump on any opportunities when they come.

Be patient, take your time and gradually move some of these funds into these solid niches.

Always be patient with your contractors, and know that it will almost always end up taking longer to finish a project than anticipated.
