Before we start the development, we have some digging to do and I was wondering if anyone knows who we should approach about finding if there is natural gas, sand or coquina underground. 

I know I have a lot of equity in my first home, but I am also reluctant to sell knowing that it can continue to increase in value and also the nice income stream.

Save up a down payment, get an FHA loan and buy a cheap duplex, live on one half while you fix up the other half, then rent out the nice half while you fix up your own half, when you have some equity in that property (from your renter paying your mortgage for you), refinance and buy another or buy a flip at that point.
