If you can keep the property afloat for a couple years with negative cash flow this could still be a good option but if it's going to be narrow you might want to wait until these unknowns become knowns. 

I'd recommend narrowing down your interests a bit more.

It's just a much narrower group of prospective tenants.  

Not all deals reach those websites, so it won't be perfect, but it's still great to look.It also helps if you really narrow down what you're looking for.

Hard money rates fall within a narrower band.- Private lenders focus on both property value and borrower profile.

I'd honestly narrow it down to whichever one you will have better connections in and are more confident in you team in since you are an out of state investor.

Define what aspect of the business you want to be in, what skills you bring to help make sure you are successful and find people that can mentor you but narrow down your focus to start with.
