I am all about the “living below your means” mentality.

A large proportion of people have no idea what it takes to buy an apartment building (the mental strength and patience required is no joke, frankly) and this is coming from someone who currently has a multifamily deal under contract as of this writing. 

Different culture and mentality down there. 

Eventually the tenant wound up in a mental institution while his wife divorced him. 

Decision Fatigue: Analyzing properties, financing options, and market trends requires mental effort.

I feel like, the more buildings in the space, the less prices should be. here is the catch: I talked to Agents and property mgmt from the treasure valley area, and they all said that the inrush of people moving to Nampa made it still appealing to investors to buy pricy multifamily buildings. to me personally, unless I see the numbers make sense with my projections, I would not buy just because everybody is buying. this is not my mentality as an investor.  

If you can't handle this by yourself and its mentally overbearing on you, remove yourself from the equation and hire a PM.  

They are mentally costly, plus there are other risks. 

I don't even understand the retirement mentality.
