My property manager handles minor events and I respond with decisions for major events such as a repair that exceeds $1K.

I currently use Quickbooks online for the eBay part of my LLC and I worry that if I start putting in real estate transactions it's going to make the chart of accounts confusing.

However, when I'm sitting at around 90-95% occupancy via AirBNB and VRBO, I'm not particularly motivated to use my scant spare time to build the sort of robust website I'd need to easily process online bookings.  

I had a seller I'm under contract with call me this morning telling me her friend saw me listing the property online (I post mine everywhere so no wonder) for 55k.

We are not the best lender for every investor (although the more traditional types of funding we extend can and do work for most deals) Interestingly it does not seem to matter how many success stories we publish, case studies we produce, documented deals we list,  legitimate positive reviews we receive - there are those who instantly believe anything negative they read online and dismiss all of the positive.

Obviously this will be my first time land lording any major hurdles or suggestions to research on this topic?

I am able to put up 30%, but the banks (small, local ones), and even online lenders, want so many months-years experience, which I dont have.

Although most of this information can be found online here or there, having it all organized into one place for easy reference is very useful!

Two kids and a major life change looming and I took the plunge.While I love doing they typical residential RE agent role, I really want to expand!

Once a property is under contract have it inspected to determine the current condition and life expectancy of all major components and appliances.
